The Scheme

The London Borough of Newham is an area undergoing a remarkable transformation.  Major regeneration schemes are taking place across Newham and Waterside Park will be an exemplar development for the area.

The site extends to 4.6 hectares (11.4 acres) of vacant brownfield land. It is owned by the London Development Agency, Barratt Homes and Taylor Wimpey, who have worked together with the other major stakeholders and award-winning architects, Allies and Morrison, to create a new neighbourhood which defines the edge of Barrier Park.

Waterside Park is the third Barratt development in this key location next to Barrier Park, the DLR and Silvertown. Transport links will be vastly improved with the introduction of the new cross-river cable car in 2018. An east-west rail link will provide fast, direct connections to Central London, the West End and Heathrow Airport.

Waterside Park will provide:

  • 780 new homes, including 35% affordable
  • Code 4 Sustainable Homes
  • Commercial and retail space
  • Substantial areas of new public realm
  • Children’s play areas
  • Provision of a link into the Thames Path at the south of the site
  • New pedestrian links to the park for existing residents of Tradewinds
  • A new main entrance to the park
  • Enhanced definition to the park edge
  • Multi-use games area for community use

Outline permission for the scheme was granted in June 2009 and construction started in April 2010. Occupations for the first homes in Phase 1, Heron Crescent, began in December 2011 and the two and three-bedroom apartments will be available from December 2012. Phase 2, Connaught Heights, is now complete and residents have moved in. Homes at Phase 3, Meadow View will be available to move into from December 2012. It is due to be fully complete by February 2013.

The whole scheme is due to be completed by March 2016
